In the trade it’s known as buying a listing. In the end, you’ll be the one who pays because the high price will scare away potential buyers before you inevitably drop the price. This practice is not fair to you or potential buyers for they will never see your property on the MLS if it is priced higher than their search criteria.

I WILL DO MORE than run a few classified ads in the local paper or create compelling marketing flyers using words such as luxurious, captivating, impeccable and upgraded. You can EXPECT ME TO DO MORE than list your property on 725+ internet sites or hold an open house for other real estate agents, your neighborhood and most importantly, potential buyers.  The market demands more and I INTEND TO TAKE THE EXTRA STEP.  I will talk to you about what kinds of people will likely be buyers for your home and I will show you exactly how I will reach out to those specific people.

I WILL BE A HIGHLY WIRED LISTING AGENT using state of the art technology to market your property and to communicate with you and buyer’s agents.  Yes, an agent who fears technology can still sell houses, but it is getting harder. Choosing me as your listing agent, you will never have to worry about marketing visibility or communication.

I WILL SHOW UP to every open-house without exception and to home showings whenever possible. I intend to arrive 30 minutes before an open-house or showing to set the stage.  This includes turning on lights and music, plugging in fresh aromatics, closing all toilet seats and spiffing up in general.  But most importantly, I will open all the window blinds or treatments to allow as much sun to shine in making the home feel happy and loved. As buyers and buyers agents come in, I will tell them anything unique about the property that they wouldn't otherwise know, like an all-new HVAC Heating And Cooling system was just installed, then get out of the way while the buyers look around.

I WILL HAVE IMPECCABLE COMMUNICATION with you and other buyer agents. I utilize a smartphone so my email is accessible to me at all times.  As your selling agent, I will provide a weekly report while your property is being marketed and as it goes under contract.  I intend to let you know how many showings happened in the past week, I will give you internet marketing statistics, I will forward the feedback I receive from the buyers agents who visited your home, update you on offers, due diligence, and any other contingencies while under contract, I will give you closing updates and more.
